Rohrig is excited to announce the completion of the Hoskins Building at The Illawarra Grammar School in Mangerton, New South Wales, delivering a secondary school building built to Passivhaus standards to support the growing campus.

From the outset of this Design & Construct (D&C) project, we provided design management across all disciplines, coordinated specialist mass timber suppliers, and handled approvals to meet rigorous sustainability requirements.

Our D&C team managed extensive offsite prefabrication, coordinating precise manufacturing in Austria, alongside moisture control protocols and periodic blower door testing to ensure Passivhaus air-tightness.

The finished facility features 10 general and specialised learning spaces, junior library, auditorium with mechanical seating, external structural steel stairs and a lift, topped with a solar-equipped green roof. 

Rohrig’s site team also resolved early site asbestos to significantly reduce client costs, before constructing the 4,000 sqm mass timber structure in just five weeks.

This project was also undertaken in a live school environment, with our site team establishing a gated student crossing system to isolate work areas and scheduling deliveries to avoid peak pick-up times.
